Our Guide to the Kelowna Neighbourhoods in relation to UBCO.
Quail Ridge is becoming a very popular area for many UBC Okanagan students, as it is the only community where they can walk to school from.
It is 5 minutes drive from the campus and also less than 5 minutes from Kelowna International Airport. There is also a Bus Service Direct to UBCO which commenced September 2012.
There are two main condo complexes that appeal to Buyers – The Pointe at Quail – 3168 & 3178 Via Centrale and Pinnacle Pointe 1873 & 1875 Country Club Drive.
Both allow rentals, with Pinnacle Pointe allowing short term rentals. This has meant that owners have been able to drive good income during the summer months, particularly as these properties are a short walk from the two Quail Ridge Championship Golf Courses.
Many UBC Okanagan students find living in Rutland convenient because it’s close to campus (15–20 minutes to campus by bus). Rutland is a very affordable residential area which has good amenities such as grocery stores, pharmacies, restaurants and a post office. Mission Creek Park is close by and is a great place for hiking and cycling.
Winfield is located north of UBC Okanagan and are situated near Woods Lake and Kalamalka Lake, and is approximately 10 to 15 minutes drive.
There have been several developments in the area in recent years, and the majority are rental friendly properties.
These include the Brookstone Development – 3180 Beaver Lake Road and Winterra 2532 Shoreline Drive, for example.
Brookstone is just a few minutes walk from the shopping centre and also has access to the bus service nearby.
This area is one of the closest to Lake Okanagan and several nice beaches. However, it is a little further from UBC Okanagan (40 minutes to campus by bus) and is more expensive, due to its higher general demand.
The area has great amenities – restaurants, pubs, liquor store, post office and many boutique shops.
Here, one of the more popular complexes has been Playa Del Sol – 654 Cook Road.
The Upper Mission offers a great view of the lake and the valley, but may be further from bus routes, offers fewer amenities and offers little in the way of suitable student condo accommodation.
This is a really ‘happening’ area of town, as it is close to the lake, Prospera Place and Kelowna’s Cultural District, Casino, downtown restaurants and the downtown Cinema.
There are many condos and residential houses in and around Kelowna’s downtown area, however the price ranges tend to be higher, as this is also a very popular area for ‘locals’ to live.
The main bus loop, Queensway station, is downtown, and an easy walk from this area.
Areas such as Sunset Drive are very popular with tourists in the summer and Discovery Bay (1088 Sunset Drive) and Sunset Water Tower Resort (1128 Sunset Drive) allow short term rentals and hence offer excellent summer income potential.
Both of these properties have indoor and outdoor pools hot tubs and exercise rooms.
Springfield / Spall Area
This is the central part of Kelowna is around Hwy. 97 and close to Orchard Park Mall. There are many apartments in this area of town, a great location with quick access Orchard Park Mall, many of the larger grocery stores E.G. Canadian Superstore, Safeway and Save on Foods, together with several smaller shopping plazas and the main ‘strip’ for popular restaurants and the Orchard Plaza Theatre.
The North Glenmore is also a very popular area with Students attending UBC Okanagan, as it is a 10 to 15 minute drive to campus, and also offers very good grocery shopping and general amenities.
There is a regular bus service into Kelowna, with connections to UBCO.
Eventually, it is hoped to have a connector road directly to UBCO, which is currently in the planning stage.
Complexes such as The Verve – Yates Road have proved popular, as they have an outdoor pool, hot tub and volley ball court and do allow rentals.
West Kelowna, is a rapidly expanding area, with many new condo complexes having recently been built and a number under construction.
They offer good value, the disadvantage is that they are a 30 to 35 minute drive from Campus, and it can be over one hour travel by bus.
